When it comes to home buying…after doing their preliminary research online once the buyer is fully ready to purchase, their next step is to hire a Real Estate Agent, who help him through the process for a smooth transition. One of the major resource a Realtor uses in Greater Toronto Area is Internet Once again and our main source of Information for New Listings and other required property research is TREB (Toronto Real Estate Board’s MLS Services, which is the Largest Real Estate Board in Canada having close to 30,000 Members who exchange information though this portal for selling their listings. This board is further tied up with Multiple Local Boards in surrounding townships of GTA like Ajax, Aurora, Barrie, Brampton, Burlington, Caledon, Halton Hills, Markham, Milton, Mississauga, Newmarket, Oakville, Oshawa, Pickering, Richmond Hill, Toronto, Vaughan, and Whitby. This system updates far before (some times as much as 2-3 days earlier) Public websites like Realtor.ca which relies on information from this platform. If being a Seller, you have not taken care of this 1st requirement…..you have already missed out Major chunk of qualified and serious ready to buy buyers…..who are mainly working professionals and have passed on their stage of preliminary home research plus have already seen all existing inventory. These Buyers know exactly what they want and their hired Buyers Agent is keeping a sharp watch for something new which comes in the market, meeting their clients criteria of selection.

When Buyers start their preliminary research…one of the websites they visit quite often is Realtor.ca as this is public website which takes feeds from various resources including TREB MLS. So, along with being present on main platform of TREB, your property also needs to be present here to get good exposure. This system many times is called MLS…but it is different from TREB MLS…as that one is Non public system and is only accessed by a Licensed Realtor. So, if some small private listing company claims that they will list your property on MLS…what they mean is that they will list your property on Realtor.ca, a public website…as they can’t offer properties on main platform of TREB MLS without offering co-operating agents commissions.
